I sure wish there were 0 stars. We are so unhappy with this company. 9 months after closing we were slammed with a bill that was missed at closing. It was a brutal winter day, we were the last closing of the day, and when we arrived, it was the quickest in 4 houses we’ve ever done. Normally this would be a positive, in our case, it meant things were missed, and they were anxious to go home. There was a difference in numbers that day that resulted in a refund from the title company. Again, usually a positive, but I asked that day specifically to make sure they had everything. I stated twice that I wanted to make sure no one would be coming a few months later and hitting us with a bill that they missed. All of our bills at closing were supposed to come out of money from our last house selling. This is how we have to do it. We are a one income family with four children and keep our budget tight. We had to stay on their heels all the way through...trying to get concrete numbers in enough time to even be prepared for closing. Our bank was prepared with numbers well in advance. Our house inspection was supposed to be included in closing. We made sure that all parties were very aware of what all should be included. The Home team inspection company, in Topeka did not send over the bill...so they are partly at fault...and the title company is also at fault. The employee looked quickly through her things, did not take enough time to catch something that is very often included in closing...when asked about the money difference. I told her that day that receiving a refund would be amazing, but my concern was if something was missed that we get an unexpected bill later, that we wouldn’t have the money to pay. The employee assured me that if something had been missed, that no one would come after us for the money. Insinuating that she didn’t see this as a possibility, but it would be taken care of if it happened. That we did not need to worry about this at all. We took them at their word, paid them a good amount for their service...to make sure everything was taken care of as expected. 9 months later, first time ever hearing anything about it, we have been told that this bill was missed by Home team inspection service, in Topeka (which I highly encourage you to never use, and will have their own bad review) to send to the title company, and also missed as a normal bill included in closing, that day when we were so adamant that they take a closer look at what might be wrong. Neither company will take any responsibility in what happened...even though the inspection company was asked to send it to closing and admits they made a mistake, and the title company who assured us that day that this would not be a problem, we are now stuck with the bill! 9 whole months later! Never being contacted by the title company or the inspection company one time ever...9 months later, the inspection company demands full payment or they will send us to collections. We are people that always pay our bills. Our budget is tight, but we make sure these things are always paid first. This should not fall at our feet. Neither company seems to care in the least. I highly encourage you to go ANYWHERE else for your business. If this title company is the only one in the area...I hope someone else sees the need to rival them...then maybe they will take on responsibility for mistakes made and promises broken! I write this review not to be hateful, but in hopes to help keep this same thing from happening to others. If you have to use this company, don’t take them at their word. It’s not ok to come at someone 9 months later unexpectedly, assuming it was all taken care of at the time of closing and accept no responsibility. We are very frustrated, and disappointed at the lack of customer service, but even more so that neither party seems to care about the situation they’ve put us in!
