Feedback:

Very unimpressed. I have made calls and emails to no response. I was able to set up a viewing through the automated system and the unit was a mess. The unit was also in bad shape with blind hanging by the window, screens ripped, along with paint peeling. The outside is also riddled with 6foot tall weeds.

I have personally referred clients to the team at 33rd and they have always gone above and beyond to deliver top notch service. They are professional and always treat both the tenants and owners with respect and a great experience. Great job guys

Unfortunately, the review I have is not a great one, this company is incredibly hard to get a hold of. If you don’t have a direct email you will never get ahold of the office. I actually don’t know why they even have a phone in the office? The online maintenance portal is a joke. I’ve turned in several maintenance requests that were never fulfilled or they just never called me back in regard to the issue. They wanted to charge me to reattached my garage door after the power was shut off to the garage, I was also charged for a plumbing issue when I was told half of it would be paid for. The gutters on the property were so full of small trees and leaves that it lead to the water leaking in to the basement and causing mold. And when I put in a maintenance request it took about a month and a half for someone to come out and clean the gutters, but nothing was done about the basement that was taking in water. Probably not healthy living conditions, in my opinion. The woman that I emailed back and forth over several different situations was helpful, but only because I had her direct email. I do like that the company doesn’t make “guest appearances” like a landlord could do. We were also responsible for lawn care, even though all of their ads said lawn care was to be taken care of at our address.

Extremely unprofessional and impossible to get a hold of. Finally got through after several calls and the woman who answered said she would call us back to answer our questions and never did. I would almost guess this was a scam to get application fees.

Where do I start? First, despite small size, this is a corporation. Employees you deal with are cogs, change often, cannot help much, and always refer to ‘corporate’ for any answers. Second, they make it extremely easy to switch to them, and practically impossible to get out. They have you with their contract language. GET A LAWER before you sign any paper form this company. Third, they will overcharge you. Watch your every statement, you WILL have errors. Never in your favor. They will not correct errors until you point them out. Fourth, they are very late on maintenance calls. 2 months and counting on removing broken off tree branches? Easy! Fifth, they nickel-and-dime you. They say they charge $99 per property. That’s a lie. They also charge tenant for ‘processing payments’. $50 per property, charged to you to give you 1099 at the end of the year? Check! And this if for document that they required by law to file. There are plenty of management companies around. You will be much better off if you move past this one.

This company has done wonders for our Home Owners Association. From replacing a fence that goes around each of the 40 units to also helping address siding and roof issues, they really helped us a great deal. Great attention to detail, great follow thru.I am happy to recommend them to any Board of Directors (BOD) that is looking for a great HOA Property Management Company.

Well this was a good site to visit - I watched a video on rental tax benefits and lets just say they have the stock market beat! I have a split entry home that I am also considering renting and the free rental analyiss was right on the money as there is a similar home about a block away (my neighbors home was built by the same developer -so very similar), and the rents were very close. There are a bunch of videos and good information on rentals as well as a blog on tenant screening which I see is the mistake my neighbor made (oh well, live and learn). Dillon

I was trying to rent one of their rentals they have listed in Gardner, KS. Paid the application fee, $90. Only to be told they cannot let us rent the home. No explanation as to why. Definitely would not recommend this company if you cannot tell me why we were turned down. We have been in a rental for a year now but am looking for something with a yard. Obviously I am paying the rent or we would have been evicted. Good luck on trying to rent out your homes.
